Under KWP Real Estate management, Jefferson Center's office component has been 100% leased since 1998, and the building is considered a leader in greater Philadelphia for its use of technology to achieve ongoing energy efficiencies.
With 90% of the office tower comprised of two major tenants, Jefferson Center experiences a tremendous amount of inter-floor elevator traffic. With two banks of six elevators each, vertical transportation and elevator performance is of paramount concern. A full time elevator mechanic helped to ensure optimal performance and tenant satisfaction, but the associated cost, coupled with tenant expansions, was placing an increasing burden on the property.
As a solution, in 2004, Jefferson Center became the first office building in Philadelphia to install destination-based dispatching technology. This technology has improved overall system performance, with a 35-45% improvement in destination times, and reduced maintenance costs by 50%, allowing the property owner to recover a portion of its investment. As an added benefit, involving the building's major tenant in the selection process was instrumental in helping to secure a 309,000 square foot lease renewal.
Additionally, Jefferson Center was among an exclusive group of twelve buildings that received the Energy Star designation in 2009 from the U.S. Environmental Protection Agency (EPA). The Energy Star designation acknowledges that Jefferson Center meets the following conditions:
- Energy performance in the top 25% of similar existing buildings;
- Thermal comfort in accordance with standards set by the American Society of Heating, Refrigerating, and Air-Conditioning Engineers (ASHRAE);
- Indoor air quality in accordance with the provisions of ASHRAE Standard 62, Ventilation for Acceptable Indoor Air Quality; and
- Illuminance levels in accordance with the Illuminating Engineering Society of North America (IESNA) Lighting Handbook.
